Selling is easy with The Premier Method.

Step 1: The Vision – what are you trying to achieve

I understand that buying or selling a home is more than a transaction. It’s a life-changing experience. It may be something you only do a handful of times in life. You need a trusted advisor to guide you through what is generally considered one of life’s most stressful events.

Keeping it simple is the aim of the game. I want to get you from where you are now to your dream destination as easily as possible. Initially, we have a chat on the phone and then arrange a face-to-face meeting to understand your goals and inspect your home. With this information, I create a specific plan to make your move happen – if we are happy to be working together. 

All good planning starts with the end goal in mind. When we understand what you’re trying to achieve, we can tailor our service to suit. 

Step 2: The Current Reality – the pricing conversation

Now that we have a plan, we need to discuss your home’s value. I provide facts to inform you. Real data, not only my opinion. We’ll talk about what you need to do to maximize your value. I’ll give you the right information to help you focus on getting the most for your property.

I view your home through the eyes of the buyers. What will they love?  What will they worry about? How does it compare to other properties that have recently sold? Is it bigger?  Is it smaller? Is it “better”? These factors all affect your home’s value. Some we can change, some we can’t. 

We need to understand exactly where your value sits based on real market data. We need to see how the data compares to your vision for the move. We prefer to have any hard conversations at this stage. That avoids price cuttingin the market later. Once you drop your price, it’s a slippery slope down!

Step 3: Prepare for Success – getting ready for sale

Failing to prepare, is preparing to fail. I love that quote! Presentation is key when selling a home. Preparing for success means making sure the property looks its absolute best. Otherwise you’re leaving money on the table.

I’ll give you the honest feedback on how your house will look to a potential buyer. This will include tips on de-cluttering, repairs, maintenance and cleaning inside and out. I want to be sure not to give buyers any excuse to try and negotiate on value.

I’ll also arrange for my stylist to visit. They’re experts at what they do and will help point you in the right direction. They can also give you a quote to do as much or as little as you like.

Preparing for sale is the most important step. It ensures that you maximize your home’s value.  have great contacts who can help you with every step and if needed, I can organise and oversee this for you. Failing to prepare, is preparing to fail. Don’t give buyers a reason to find fault. We want them to fall in love. We’re aiming to have many buyers competing for your home.

Step 4: Premier Selling Strategy – marketing to the negotiation

We decide on the method of sale. Expression of interest, auction, or private treaty. We decide based on local demand and the market.

Our marketing highlights the best of the home. This encourages buyers to inspect. Private inspections allow early buyers to get to know the property. We also gather real market feedback. Interest is always highest in the first few weeks. Your property is new and exciting.  Missing the first wave of interest leads to longer market times.

Once offers come in, the fun of negotiation begins. This is where we shine. Our better pricing methods convert listings to sales. We don’t stop until we have the buyer. We want the right conditions at the right price. After signing the contract, I stay close to the process the whole way through. I’m in constant contact with lawyers. No deal is done until the SOLD sticker is up. We also deliver the congratulatory champagne!

Step 5: Settlement – champagne day! 

Settlement is the easy part. We organise an inspection before settlement day. This makes sure everything is ready to go. On settlement day, as soon as there’s a successful transfer of documents, we’ll let you know.  We then organise the handing over of the keys.

Handing over the keys is such a good feeling! The memories will still be there but now is the time to start making new ones. Enjoy!
